TEK Building System, Waterloo
These six new build properties form part of a much larger redevelopment of a grade 2 listed mill (27 units in total). Built adjacent to the Leeds - Liverpool Canal, these three storey high specification homes offer contemporary living in traditional surroundings.

INTERESTING FACT: The TEK roof was made up into larger panels on the ground for all six houses then were lifted onto the roof using a crane. The roofs for all six houses were lifted on in one day!

Foundation: Concrete Raft with retaining wall at lower ground level against the canal.
Walls and roof: Lower Ground Floor: Concrete Retaining Wall and blockwork. Ground & First Floor/Roof: Kingspan TEK Building System
Outer walls: Natural Yorkshire Coursed Stone
Roof Tiles: Blue Slate
Heating: Two radiators at lower ground level, MVHR (mechanical ventilation & heat recovery) with heater battery from the boiler.
The Background
Yorkshire based housebuilder, Clays of Addingham, has specified Kingspan Century's TEK Building System for a new build and renovation project in Silsden. As part of the Waterloo Mills development, 21 grade2 properties have been completely restored and six new luxury townhouses have been constructed using the TEK Building System
The Build
The new townhouses were carefully designed to complement the traditional style of the existing period homes which were constructed in 1864. Ian Clay, managing director of Clays of Addingham, said " Because the existing properties of Waterloo Mills development were grade 2 listed, it was essential that the new town houses complemented their exterior appearance.
Why SIP Construction?
"Kingspan Century's TEK Building System provided the ideal solution, as it combines complete design flexibility, as well as fast build times and excellent thermal credential, which allowed us to produce sustainable, high quality homes quickly and efficiently. by Using the TEK Building System, each new townhouse on the development was almost completely manufactured in the factory, which significantly reduced time spent on site and streamlined the entire build programme. Consequently, waste generated by the construction process and disturbance to the surrounding area was minimised. In additionto its design flexibility and fast build times, the TEK Building System delivers a U-Value of just 0.20W/M2K. It is based on SIPS technologyand is available to deliversuch a low U-Value due to its composition featuring 110mm of high performance rigid Urethane insulation, which has a zero ODP GWP, sandwiched between two sheets of OSB.
